Coastal Cottage – Tiny House Framing Plans

This design was inspired by a little house in Pacific Grove, California, that we rented for a few days. The main distinguishing feature was the bay window up front. The original house was about 10-feet wide and 40-feet long. My tiny house adaptation has been scaled down to about 8-feet by 28-feet. It can be built on or off a trailer.

I’ve not seen too many tiny house plans for such a long house. Most of the longest tiny houses are 20-feet which reflects the longest length for easily available trailers. 28-foot trailers are out there but small in number and probably a special order. I would suggest looking for manufacturers of enclosed triple-axle 28-foot double car haulers and then asking them to build one without the enclosure.

The length can be shortened too… in case you like the look of the front facade but want a shorter home. The walls, floor, loft, and roof are simply framed 16-inches on-center so it would be very easy to adapt these plans to whatever length you wanted. By the same token you could also make it longer.

Like most of my plans these cost just $9.95 and show how the house goes together in a step-by-step process. I’ve included some key 3D illustrations in the plans that show the details for how the front bay window is created. Below are some samples from the plans.

  1. Do you have a diagram of the floor plan? Also, how do you access the loft (stairs or ladder)?

    I’m looking for a plan with a max footprint of 215sf so I can see that this one could easily be adapted.

  2. I have a very hard time deciding if I want to order the plans if i can’t see the floorplan on any of these designs. The floorplan is the deciding factor for me.

  4. Are you aware of any plans that have been developed for those wishing to build a tiny house on a 5th wheel trailer. I would like to do this and put the sleeping area above as is usually done with those.

  5. Not to be redundant, but I’d like to echo everyone else’s comments. I thoroughly enjoy what I see, but a floor plan is the number one thing I am looking for in deciding what plans to purchase for my future home. Normally I wouldn’t even bother commenting and would simply look at the next site, but I feel that if you simply posted the floor plans what you’re offering fits my needs better than anything else out there.

  6. Are the plans for a finished house or just the shell? If just a shell with the allowance for customizing it on your own, then there would really be no need for floor plans. The overhead view should suffice if the plans do not have a finished interior. Seems to me that most of us would prefer laying this out according to our individual needs.

  8. I notice that there are pocket doors for the bedrooms upstairs. This house, at 8 x 28, is the largest a home-on-wheels can be and still qualify to be moved without a special moving permit. So, I was wondering how tall is it?
    I’m guessing 14′ 6″, as the tallest it can be and still be moved without a permit. How much head room is there upstairs, or, how big are the doors?
    Also, I’m curious to know if this design could be modified to accomodate a
    gambrel roof? Again, I’m thinking about the head room upstairs.

    • The mobile tiny houses are usually 13’6″ tall. So the upper levels are lofts. There are no pocket doors, those are meant to represent library ladders (or free ladders).

      I think a gambrel is possible since the extension out front is all under the same pitched roof. It would give you more elbow room but probably no more height unless you exceeded the 13’6″ height.

      • I’m wondering why the common height of a tiny house on wheels is 13′ 6″. Are you talking about the height of the building excluding the under carriage? Otherwise, if 13′ 6″ is inclusive, why would someone give up another foot of headroom space?

        • 13’6″ is the typical legal road height limit of a trailer – in most US States. So typically tiny houses are built to be just shy of that limit to make it easier to transport.

          • And the typical width is eight feet wide(Just checking.) And how complex does it get if you go ten feet wide in terms of permits?

            I recently saw a “Gypsy Coach” tiny house that has me mentally remodeling and moving furniture around. But I think ten feet would add so much more. I’m thinking no door on the end; just the one on the side, and a tiny metal spiral staircase in the “tower” section of it where I would also put the kitchen. There is a company in Louisiana that specializes in tiny spiral staircases… :)

            • I am working on a tiny house and am looking for ideas for steps instead of a ladder. What is the company’s name that specializes in tiny spiral staircases? Thanks

              • Google The Iron Shop, located in Louisiana. They do custom work and have smaller sizes. I’m not saying it will be cheap, but they do have an extended catalog and welcome custom work. I’m getting one for my Gypsy Coach; beats a ladder any day.

  9. We need 10 trailer wooden houses of size 10 ft x 16 ft.
    Do you supply the same ?If yes plz send me the actual pics and plan copies and the prices also.
    I don’t need the diesel vehicle,just the trailer house.

  10. HI there, I got both your 8×24 and your 8×28 plans. They are both great but the 8×24 had a lumber material list where as the 8×28 did not. Do you have that available? I would really appreciate it if you could provide that for just the basic shell. Thanks again for the great, cheap plans!

  12. I just purchased these plans and they are beautiful. Will there be a building supply list in the future. I already have a 30′ long travel trailer I’m remodeling to become solely a kitchen, public bath and breakfast nook.

    I thought this plan could be added to it by having a bedroom, full sized bath and a dining/living area (keeping the two loft beds as they are).

  14. I just got the Tiny House Floor Plans and would be interested in the # 7 plan above. Does your information show the dimension for each part of the floor plan (all interior walls, door ways, windows, etc) and can I get a CAD file with it?
